How It Works

1. Tell us about the house

Use the short form or call or text Houston at 470-210-1870. Share the address and whatever you know about its condition. Don’t worry about the details. We buy houses in Bartow, Gordon, Floyd, Polk, Cobb, Cherokee, Paulding, and Chattooga counties, Georgia.

2. A quick walk-through

Houston looks at the house in person, on your schedule. You don’t need to clean, fix, or empty anything first. If you live out of town, we can set up access another way.

3. Your written as-is price

You get a written price on a net sheet that shows what you’d walk away with. We use the same method for every house: what the home might sell for after repairs, minus the cost of repairs, cleanout, holding, and resale, and a margin for risk. We’ll walk you through it.

Depending on the home, Houston may also give you a listing estimate, as an agent with Main Street Realty, so you can compare. Some houses are a better fit for one or the other, and he’ll tell you honestly.

4. You decide

Take your time. Ask questions. Have an attorney or another agent look it over if you like. “No thanks” is a fine answer, and we won’t keep calling.

5. Closing

If you say yes, you sign a written purchase contract. It spells out each party’s role and states that Houston holds a Georgia real estate license. A Georgia closing attorney handles the title work and the closing. Timing depends on title and paperwork, and we work around your schedule.

6. After closing

We clean the house out, fix what’s needed, and put it back on the market. We close ourselves; we don’t sell your contract to someone else.
